Home Inspection vs. Structural Inspection

During the home inspection, we will evaluate the condition of the home and make note of any unsafe conditions. Our “Engineered Home Inspections” are reviewed by a licensed New York State Professional Engineer (PE) before they are sent to you. If there are any structural safety issues noted during the inspection, they will be flagged and we will discuss follow-up inspection options with you (for an added fee).

Professional Engineer Structural Inspection

Some structural issues may required additional follow-up inspection by a Professional Engineer (PE) to provide an expert assessment and report. Are are some issues that may required further evaluation by a Professional Engineer (PE):

  • Foundation – If any cracking, settling, or excessive movement in the foundation is noted. Damaged lintels or other building envelope structural support.
  • Roof Structure – Missing/cracked/cut structural members, sagging/bowing, or water damage.
  • Flooring – Excessive sagging or sloped floors.
  • Notched/Cut Structure – Visible framing that is improperly notched/cut/bored.
  • Inoperable Windows/Doors – Doors and windows that are difficult to open may be indicative of inadequate structure.
  • Excessive Cracking – Excessive/severe cracks in drywall or concrete.

How Much Does This Cost?

The cost of a Structural Inspection performed by a Professional Engineer (PE) depends on the scope of issues noted during the home inspection and if a written report/letter is requested by the client. We will provide a detailed quote after our initial no-cost consultation.

What Other Services Do You Offer?

After the inspection is performed by the Professional Engineer (PE), we can provide follow-up services (for a fee) to assist you in handling the issues noted.

  • Written Scope of Work – This can be provided to Contractors to bid on the repair work.
  • Engineer’s Estimate – We can provide an estimate for the cost of repair work to help you evaluate Contractor bids.
  • Follow-Up Inspections – During/after repair work we can inspect the quality of the work being performed.

Special Inspections
